Design plans

To create the ideal ambience in your new residence, we can choose to restore your building in an authentic style or renovate in a more contemporary and creative design . We will follow the criteria that we have elaborated with you and present each phase of your future project. First,  by a sketch of the structure in its landscaped spaces, then a plan with the location of the rooms and surfaces. The interior fittings and decorations will be suggested by our collaborators in interior design. Transformations and rehabilitations of farmhouses and older buildings will first be monitored and diagnosed by our design office. Energy, lead, asbestos and structural diagnostics will be made to ensure of the potential of the house.

Administrative process

Correct management of the  administrative procedures for renovations, extensions, and constructions is imperative to ensure the success of your project.  Let us help you navigate the administrative procedures.

Authorizations and permits

Before beginning any construction project, renovation, or restructuration,  the correct administrative procedures must be followed and paperwork filed.

Documents

Throughout the administrative process, documents will be requested and required for your construction project to proceed to the next phase. We will help you manage the numerous documents to make the administrative process as effortless as possible.

Official conclusion of work

When the work is finished and your home is ready, there is still more administrative work to be done. We will walk you through the final inspection with an accredited technical inspector and help you complete the Déclaration d’Achèvement et de Conformité des Travaux (DACT). The DACT is an official document that must be completed after inspection of the finished works  that declares your newly finished project conforms to current legal and technical standards.

Selection of contractors

Once your renovation and extension project is validated, we consult several companies to allow us to budget the site. After receiving the quotes, we will use our report synthesis to choose the contractors  for the project. We then work with the selected companies to receive their technical plans, specifications and schedule of values.

 

Construction phase

We establish an execution schedule to trace from the beginning to the end of the project the interventions of different companies. Throughout the construction phase we follow the execution of the work and the coordination of the companies. Weekly meetings are scheduled to take stock with the companies on their progress and questions concerning the execution of the project.

Utility Services

We manage the registration and connection forms with the utilities distributers (gas, water, electricity) to get your property connected to the local grid.  We handle the administrative procedures with the providers to open the accounts and program the installation of the meters.

Coordination of Contractors and Sub-contractors
Wireless Network

For the fiber optic cable,  we will see directly with the operator to manage the installation process, to verify the plan put forward to make sure your home is fully connected  with a quality wireless network  .

Water supply and evacuation

We check the feasibility of stormwater drainage in the field and the possibilities of connecting wastewater networks.  Layout plans for the water distribution will be carried out from the  proposed point of entry at the nearest main all the way to your new metered connection.

Construction Project Closeout and Handover

On the scheduled end date, we will hand over the keys to your finished project.  We will collect the necessary documents, review the change orders and modifications to make sure all specifications are met, and be present for the final reception of your newly renovated property. We will perform a final walkthrough and address any feedback you might have regarding the works.
